scope of services
Staff size and experience enable the firm to offer the Client considerable versatility and flexibility in terms of both design and services.
The Design Process involves an intense interaction of designers in a collaborative effort with owners and users to develop a comprehensive program that sets forth the mission, aspirations, goals, and budgetary requirements for the project, in conjunction with thorough analysis of the site and its restrictions, opportunities and contextual considerations.
1
Programming
Programming is where architecture begins. There is no single more important aspect of a well-executed project than a fully analyzed program. Clear definition of the scope of work prior to beginning the design efforts not only save valuable time developing drawings but can assist in avoiding costly construction changes in the field requiring re-design.
2
Master Planning
Planning a new greenfield project can involve multiple entities other than the Developer alone. Working together with local governing bodies and the community to develop effective and functional Master Plans for larger developments while minimizing impacts to the natural environment and local infrastructure is critical to an effective design. Understanding the goals of the residents and City Officials begins with community involvement and reviewing all the benefits different design options can bring to neighborhood.
3
Graphic Design
Architectural Graphic Design is an essential component in the design narrative of the built environment. Merging the visual design in the form of artwork, maps, signage, branding with the buildings architecture and landscape creates a sense of identity for the client and provides a cohesive visual communication experience. This fully integrated design can influence the users experience and emotions within a space.
4
3-D Computer Modeling & Animation
Today’s complex projects require the most up to date use of available technology. Computer modeling is used not only to produce beautiful renderings for marketing but can be used to establish highly detailed BIM (Building Information Modeling) models that detail all the building elements and utilities and how they relate to one another. Coupled with building scan technology and animations, these tools can reduce costly in field conflicts and gather data from the entire project team in one file. These models are also used to link materials, and fabrication details that support cost estimating services.
5
Interior Design/Space Planning
Effective interior design can not only enhance one’s company brand but can also influence its culture. Selecting the proper aesthetics for the built environment can affect office productivity, use of technology and aide in the finding a balance in today’s return to work hybrid. Texture, color, and visual enhancements all play a role in improving the end products use. Today’s space planning metrics are ever changing due to a cultural shift and need to be tailored for each client’s model and global standards.
6
Feasibility Studies/Economic Analysis
Understanding the potential of a greenfield site for a new building or the existing layout of an office suite is essential before purchasing a building location or signing a long-term lease. Existing conditions and the locations history can determine the sites’ ability to be transformed into the desired Project. Knowing how to identify risk, capacity of essential building services and unique construction methods that increases construction costs at a particular location is key to proper site selection and project budget development. Analysis of multiple site offerings and cost drivers help the client and design team assess the priority of the projects needs and the best location to support the final design.
7
Construction Administration
Assisting in Contractor selections, evaluating competitive bids and contract administration are an important part of the Architects role in the project as they hand the design into the arms of the builder. Providing on-site support to the construction team and client throughout the course of construction allow the Architect to validate the construction is occurring in accordance with the design documents and drawings. Quick reviews and solutions to in field changes and working to reduce costly change orders is a priority of the Architects role during this phase of the project.
8
Comprehensive Architectural Services
Understanding project schedules, budgets, the client’s needs, goals and gathering programming and equipment information are the basic building blocks to develop an effective design. The traditional services of Schematic Design and Design Development serve to flush out the final scope of work and aesthetic feel of the space. These drawings aide in the development and fine tuning of budgets and schedules for the construction. The final Phase of Construction Documents prepares all the necessary working documents to gather bids and procure permits for the project.
